Includes:

Ensure all signatures are obtained on the Offer to Purchase and required disclosures.

Provide delivery instructions for the Due Diligence (DD) check

Secure signed DD & Earnest Money (EM) acknowledgements

Send fully executed documents to the client

Provide the seller with an Inspection Preparation checklist

Enter Due Diligence, Inspection, TRID, and Closing dates into both Agent & Client portals (noting subscription required for calendar access)

Send Attorney Information Sheet to the seller (if applicable)

Draft and send Repair Requests & Contract Amendments for electronic signatures.

Confirm Repair Requests are executed prior to the end of Due Diligence

Order Home Warranty (if applicable) and forward the invoice to the Attorney

Collect repair receipts/invoices from clients and deliver to Buyer’s Agent

Maintain consistent communication and follow up with all parties throughout the transaction

Provide Buyer’s Agent with utility company information.

Review the Closing Disclosure/HUD (final approval by Agent required)

Send instructions to seller for preparing the home for closing and reminders to disconnect utilities

Verify Clear to Close status and confirm title completion before closing

Send Attorney a day-of-closing reminder along with a copy of the CDA

After recordation, submit final documentation for Brokerage compliance

Send a congratulations email to the seller with executed closing documents and a review request (if applicable)

Follow up within 24–48 hours to confirm the file is closed and agent commission is disbursed

Pre-Listing

Payment for listing services is due once work is complete. *Price is subject to change

If the listing agreement is already signed, review and collect any missing signatures

Coordinate staging services if requested (paid by Agent/Client)

Distribute fully executed listing documents to the clients

Order a home warranty if requested

Contact the HOA to confirm dues, assessments, and obtain required documents (if applicable)

Create the listing in MLS; upload photos, disclosures, and documents. (Agent is responsible for writing the property description)

Set up ShowingTime or equivalent scheduling platform

Create and upload offer submission instructions in MLS attachments

Open and manage the transaction file in client compliance system, ensuring documents are submitted and approved

Draft and send price change forms or listing extensions for signature when needed, and update compliance system accordingly

Termination Fees

2 FREE terminations per calendar year. Contract to Close termination fees are as follows:

$100 before DD

$200 after DD

$400 within 10 days of closing

Termination fees include the following: Altering attorney & lender via email, drafting and sending out termination paperwork to your client to sign. Sending signed paperwork to Co-Agent, sending fully executed paperwork to Attorney and Lender. Putting listing back on the market if applicable, uploading termination to brokerage and termination file.
